Is nowhere to be found for my doublewide in the Fabulous Florida Keys. Foremost pulled out and left us looking for coverage. Near impossible. Citizens isn't interested. Who's left out there?

I had to go to the state plan for HO insurance, and I'm miles from the Atlantic. We have a client that has a home in the Keys and he self insures the home. If I were you, I'd probably buy liability insurance and self insure the home.
You may not have a choice.

Liability, fire and theft is what I've been carrying for a few years. Been trying with several of the mobile home insurers, but when you enter the zip for the Keys they all say no thank you. Not to mention the increases in my rates for my other properties. The situation has gone from bad to worse and I wonder what's going on in the rest of the country faced with floods, high winds, tornados, fires, and other extreme weather situations. I know in California fire insurance is similar to wind storm coverage here. Irma cost me high five figures out of pocket. Not looking forward to that happening again.

Just carry fire and liability. That’s what I have. Went from almost 5K a year to $850. Not worried about flooding, 28’ above sea level and Michael removed all the trees in 2018.

We just got our policy renewed on the Tallahassee home> 40% increase (through Citizens). Good thing is that was “only” $400
Our carrier on our Tampa home told us 16 mos ago they will be dropping us after one more renewal. We just got the new rate and it was a 25% reduction (through Citizens) and the new rate included a more substantial replacement value.
Cash wise this is good news for my pocket book

I feel lucky that I sold my last Florida property. Closed last month. Was just dirt, so no insurance, but the recent increases in taxes and insurance affected the price.
Sold for a little loss as I felt like I should just take the loss and put it towards some gains this year. It wasn't going to increase in price anytime soon. I'll get a better return somewhere else over the next 4 or 5 years.

Insurance and property taxes "urged" me to sell 4 rental houses awhile ago... along with asshole renters... I never looked back.

I got my auto renewal and for some unknown reason, it went up $270 for the year. Sent an email to my agent to ask why.

Count the "accident attorney" signs, focusing on not the just sheer number but also the number of DIFFERENT FIRMS. It's a industry, one that costs us a ton in this state. Right in Palatka there are how many different signs advertising "Big Truck Lawyers"........right near the paper mill and the small port area. We need a serious alteration in how we address tort in this state. It was a start a couple of years ago with the 51% rule....but only a start. Truly, a looser pays system, one where not just the plaintiff but also the LAWYER who brings the action is on the hook for the fees of the other side if they loose. This would cause the attorneys to roll the fuzzy dice a whole lot less often.......and it'd surely stop the practice of suing for a amount that they KNOW is not worth fighting over so they they just get paid. We could go on a while about this. As to "greed"....beyond the fact that no such thing exists in a clearly definable way......surely if one was to attempt to design a comprehensive definition, part of it would include the concept of how much the activity for which funds are being extracted adds to the health, safety and economic output of the society as a whole. How many and which areas of insurance we'd toss into that basket is up for argument......but......."accident attorneys".......as the INDUSTRY exists now.....would land more in there than insurance.

On auto 2 or 3 yrsago Flo and Co. Was 1k cheaper than the statue of liberty on my 2 vehicles. I just went through this 2 months ago..the lizard was 700 bucks cheaper than Flo and Co.
I asked my agent and she said fl was 3rd highest in the nation due to frivolity and ambulance chasing.
Home insurance I'm satisfied with the outfit that makes keys for the castle, the billing is kind of wonky as far as web access, but that got worked out.

FL is also a high accident rate state.
We were gonna retire to N FL and at the current rate, would not be able to afford the insurance. Looking to GA. For some reason the wife changed her mind on AL. Seems like it'll be cheaper to live outside of FL in the future.

I would think self insurance is the way to go. Make payments to a separate account every month and don't touch it.
I am sure your land is far more valuable than the double wide.

Ouch..
Did you ask them if they could swap the crushed oyster shells and cosmoline lube for crushed shells or sand and cosmoline? It seems like an option if you pay in full AND have the driving app on the phone.
They never were able to answer my questions about speeding and hard braking while driving a house though. Maybe you'll get a better answer.
