Looks like they have only sold about half of their permits. Borrowing from OMG, “ My Crystal Balls” tell me that the majority of Grove Park will be private leases very very soon. After a decade of endless walking, scouting and hunting… I could barely stomach the $250 that they started at.
PS, I may be willing to sell some info on several nice bucks, and good areas…. I’m saving for some property in Idaho LOL

When I got out due to a better opportunity, it was $3k with 30 members on under 5k acres. A lot of it clear cut and young pines.

Please show me just 1 quality lease in Florida for 2k that is taking members. You get within 30-40 miles of the Georgia / Alabama line there are plenty of club openings in Florida for $1200-$2000. Sticking point is using the term "Quality".

Grove Park is a great deal, I hope it sells out. The destiny (from what I am seeing) of the property is not looking good. I have no idea what kind of deals the state has made with Weyerhaeuser, all I see is a large portion of land that is apparently no longer going to be timbered, a huge increase in price, and a somewhat scattered piece of property. My guess is…The state will get their token conservation land and if they can’t raise the funds for the rest ,then Weyerhaeuser will get their money another way.

As I understand it, FWC gets a very small portion of the fee for administering the permits, while Weyerhaeuser gets the bulk as a lease payment. As private lease costs increase, the landowner expects more money to keep it in the public user pay system. Eventually, the landowner decides they can make significantly more under private lease and pulls the land out of public user pay. This is evidenced by the fact that the majority of user pay areas are now gone. I don't believe there are any restrictions on what the landowner can do on those lands, except in situations where there is a conservation easement that is outside the user pay system.

FWIW here's the first opening that popped up on a Florida Lease group on Facebook;
"I have a 161 ac lease in Northern Nassau county, bordering on CR 108, near I-95. About half is clearcut and half is 4-5 yr old pine. A few patches of old growth thruout. I need one member. It has not been hunted last year, and only me and the one member will hunt this year. 2 food plots but neither one is planted. completely surrounded by other hunt clubs with roads as borders. 1200.00 for the year until 5/31/2025. Please message me with contact info."

Your right this time of year most hunt clubs are not taking members, but just north of grove park there are many hunt clubs that are 1500 to 2500 a year. I don't know what you call a quality lease, so I can't answer to that.
