I have sold many properties without realtors.
It is the advertising network that they have that makes the MLS attractive.
I only sign “exclusive agency listings” which means the realtor that I sign with is the only realtor that can list it, however I can sell my property myself without paying a commission to anyone.
I strongly suggest this route to any inexperienced seller.

Full disclosure - I have a Brokers license and am a Realtor but my primary profession has been Appraiser for the last 35+ years. No one needs a real estate agent (or an attorney) until they need one.....as long as everything goes smooth, a contract and title agent can get the transaction done. Marketing and showings are a part of the game. Some people dont want to deal with that. The MLS is a great benefit of listing with an agent and I am on it all the time. Some may not know how to price properly. Owner bias is VERY real. I wouldnt lock into a long term listing agreement with an agent. Like others have stated, sellers see dollar signs and promises but when there are no showings, the request for a price drop comes.

We’re still looking for land. Most new stuff that comes up is already sold.
Wife found a listening hours old and called. RE said it was sold and closed already. Not possible.

Perhaps think outside the box. Contact one of the land trusts......Alachua Conservation Trust.....North Florida Land Trust.....there are others.....and......assuming you are amenable to it......ask if they have any ideas about land with conservation easements on it, or land that a dual closing can be worked up on. Hit us again with parameters.......

Just be Squatters... You'll save a fortune. Buy an old RV , something you can lose and it not hurt you and Squat. Old junk Single wides are perfect because they all ready have a Well and maybe Power. Hope this Helps

I thought you had one tied up? Seller dropped out of contract… If they can drop out of it that easily then it probably wasnt a contract. Buyers have more power to drop out of a fully executed contract than sellers with contingencies for financing, due diligence period, etc. Check Landwatch website. Ive found some interesting stuff there. A duck hunting friend of mine is a RE Agent up in that area. Not sure if he goes out that far but if you want his info text me. Hope you get one!

My realtor GF says commission rates have been negotiable for some time now. They've always been negotiable in order to avoid price fixing. But good luck with the negotiation to lower it much. It may be different now and true Sellers and Buyers Brokers may become the norm.

The whole thing is a farce. Anyone that has sold a home through a realtor has also signed a commission agreement where it clearly states the commission percentage and how it gets split. It is also negotiable and certainly not set by any person, brokerage, MLS or realtor association. To say that it isn’t clear is a fucking joke, it isn’t anyones fault but your own if you don’t listen or read the paperwork you are signing. That’s like suing your financial advisor for taking a fee on a trade. I also read the average claim for anyone who qualifies will be a whopping $456. I’m guessing the courts and the lawyers will make tens to hundreds of millions. But yeah, it’s all for the plaintiffs, right? We should also see an immediate market drop in asking prices of 3% for every home being sold going forward that doesn’t want to pay a buyer’s broker. Are we to really think that is going to happen? Of course not. I also laugh at the realtors who say people won’t be able to afford homes now if they have to pay their broker on the buy side. They have been doing it the whole time as it is baked in the sale price. They just need to add the 3% to their loan amount. Like I said earlier, if the seller isn’t going to pay it the sales price should go down accordingly, right? Additionally, if the difference of 3% mean you can or cannot afford a home, you shouldn’t be buying at that price anyways.
No, I do not sell homes for a living, just pointing out the fallacies of the whole stupid debacle.

I think we will soon see a new era of AI driven startups that will handle all the paperwork, disclosure, everything up to the title agency for a fee. I do not need an agent to buy a house, I just bought one and only used the agent because the owner was a bitter nasty woman (she served her dying husband divorce papers on the day he died) who had killed 6 previous buyers with her unreasonable demands. I took him to the house, said offer this much, close in 15 days, 50% down, and be charming but tell her no negotiating you have one chance at this offer. For that he got 3%, which I think was a gift.
In most cases an adult buyer and seller should be able to have a conversation about price, agree, start the paperwork.
